1. Nature of the Service
Co-Tenant (“the Service”) is a digital legal information tool that uses artificial intelligence to identify clauses in residential lease agreements that may conflict with applicable provincial tenancy legislation in Quebec, Ontario, British Columbia, Alberta, and Manitoba.
The Service provides legal information only — not legal advice. It does not create a solicitor-client relationship. Nothing in the Service constitutes a legal opinion about your specific situation. For advice tailored to your circumstances, consult a licensed lawyer, paralegal, or contact your province’s rental housing tribunal or a legal aid clinic.
2. Access to Innovation (A2I) — Ontario
Co-Tenant participates in the Law Society of Ontario’s Access to Innovation (A2I) regulatory sandbox. Under this framework, the Service is permitted to provide legal information services to Ontario residents that might otherwise require LSO membership, subject to the conditions of the A2I approval, including this disclosure and the requirement that the Service does not provide legal advice.
Ontario users will see an additional disclosure banner on every analysis output identifying the A2I context and directing them to Legal Aid Ontario for personalized advice: 1-800-668-8258.
3. Scope and Limitations
The Service analyses residential lease agreements only. It does not cover commercial leases, employment agreements, or other legal documents. AI analysis may not identify all issues in a lease; the absence of a flag does not mean the lease is fully compliant with applicable law.
The Service does not represent any government body, tribunal, or legal aid organization. Tribunal contact information and referrals provided within the Service are for informational purposes and may become outdated.
4. Eligibility
You must be at least 18 years of age to use the Service. By accepting these Terms, you confirm that you are 18 or older.
5. User Obligations
You agree to:
- Provide accurate information when using the Service.
- Not upload documents belonging to third parties without authorization.
- Not use the Service for any unlawful purpose.
- Not attempt to reverse-engineer, scrape, or abuse the Service in any way that would harm its availability for other users.
6. Data and Privacy
Your use of the Service is subject to our Privacy Policy, which describes what data we collect, how we use it, and your rights with respect to that data.
7. Disclaimer of Warranties
The Service is provided “as is” without warranty of any kind, express or implied. We do not warrant that the analysis is accurate, complete, or up to date. Provincial tenancy law changes frequently; always verify information against current legislation or with a qualified legal professional.
8. Limitation of Liability
To the fullest extent permitted by law, Co-Tenant and its operators shall not be liable for any damages arising from your reliance on the Service, including but not limited to any legal decisions made based on the information provided.
9. Updates to These Terms
We may update these Terms from time to time. When we do, we will increment the version number and, if the changes are material, require you to re-accept before continuing to use the Service. Continued use of the Service after acceptance constitutes agreement to the updated Terms.
10. Governing Law
These Terms are governed by the laws of the Province of Ontario and the federal laws of Canada applicable therein.
